The Sanctuary at Tampa Palms

The Sanctuary at Tampa Palms (Sanctuary)  is a collection of seventy-nine homes. It represents a unique style of private home living. Sanctuary homes are not condominiums (shared-structures), they are not townhomes (multi-family attached); they are individual, single family homes which happen to be set on small lots in a “zero lot line” design.

 Zero-lot-line homes are built on the property line on one side of the home, the zero side.  In the Sanctuary the zero side of the homes usually do not have windows (homes on curves may have exceptions), affording privacy to the next-door neighbor. The non-zero side of the homes includes windows and limited yard space (amount varies by lot).

The Sanctuary provides a number of unique features and services to the owners including:

- Landscaper management

- Irrigation management (including the water which

   is provided by a well)

- Gate and gate access management

- Street and sidewalk maintenance

- Homes painted every five years

  The Sanctuary at Tampa Palms does not employ a CAM. It does utilize    

  the services of University Properties for financial management.
